Make Your Home Inviting To Buyers

More simple tips on providing a positive experience for buyers when they are previewing your home.

We know that, when listing your home for sale, it may be a bit of an inconvenience to have your home clean and ready at nearly any time of the Making your home appealing to buyersday to be previewed by a potential stream of buyers. Of course we also know that, the sooner a buyer makes up his mind to purchase your home, the sooner you can get back to your normal life (And get packing as well!).

Aside from pricing your home competitively and staging it to maximize the space and possibilities, here are a few other things to consider.

Make your home accessible to buyers.

Giving buyers the opportunity to view your home at their convenience goes a long way toward driving more of them through your door. Of course we’re talking about qualified buyers who are escorted by professionally licensed agents. Allowing us to add a lockbox that is ONLY accessible by licensed agents.

SIDENOTE: If someone approaches you unescorted by an agent asking to see your home, always refer them to us. This way we can perform our due diligence to insure that person is indeed in the market for a home. 

Give the buyer space.

One of the biggest mistakes a seller can make is to follow a buyer as they preview your home. The best thing you can do is to give them space to walk through your home without interruption. They will be escorted by their real estate agent, so safety and security shouldn’t be an issue.

The best thing you can do (Weather permitting) is to step out to the front of your home (The buyer has already seen the front) and allow them to completely walk through the inside and backyard. In inclement weather, find an out-of-the-way spot in your home and allow the buyer to “soak it all in” unhindered.

Better yet, consider taking a short walk or run that nagging errand prior to the buyer’s arrival. We can make sure the agent gives you notice prior to their dropping by.

Refer any questions regarding pricing and negotiation to us.

Never try to “do the deal” or haggle with a potential buyer while they are looking at your home. The best thing you can do if they ask questions about pricing or terms is to refer them to us.
